The FHA is the Federal Housing Administration, which is a federal agency in the United States Department of Housing and Urban Development (HUD); if your financial transaction is an FHA-insured loan, it means it is insured by them. The lending organization takes care of all the loaned money - the FHA simply secures the loan through mortgage insurance in case the borrower defaults on his or her loan. The FHA and their loan programs are built to help low-to-moderate income consumers by easing credit requirements. Remember that the lender approving a loan associated with the FHA is free to choose which appraisers they work with, unlike the VA appraisal panel. The USDA (U.S. Department of Agriculture Rural Development Loans) has a similar program with similar requirements to the FHA.

 

The rates on FHA loans are generally market rates, while down payment requirements are lower than for conventional loans. Purchasers with lower incomes or less starting money to use as a down-payment on a mortgage are assisted the most from FHA loan programs.
